請問一些關於機會成本問題?

你透過分期付款去購買一房物。該分期付款每月需支付 $30,000,共需支付20年(分期付款從購買日後1個月開始計算)。在簽定合約前或在合約結束時,你無需支付任何款項。假設你的機會成本是每月0.5%,則購買建物的總成本為多少? ( You are offered to pay monthly installmentof $30,000 for 20 years (installments starting one month later) to buy a house.You are not required to pay any money up front or at the end of your agreement.If your opportunity cost of capital is 0.5% per month, how much is the housecost?)

    Try the answer that's follows ;

    Paying monyhly installment of $ 30,000 for 20 years ,

    . the total value are like;

    . $30,000 x { 20 x 12 }= $ 7,200,000

    Paying the opportunity cost of capital at 0.5% per month for 20 years,

    . the total costs are like;

    . { $ 30,000 x 0.5 } x { 20 x 12 } = $ 360,000As stated above ,

    . the house-costs include the explicit cost + implicit cost

    . that I can said like ;

    . $ 7,200,000 + $ 360,000 = $ 7,560,000 [ the house- values ]

    每月需支付分期付款成本 $30,000,20年 共需支付 $ 7,200,000

    每月需支付機會成本是每月0.5%, 20年 共需支付 $ 360,000

    外顯成本(explicit cost } + 隱含成本(implicit cost} =則購買建物的總成本.

    . $ 7,200,000 + $ 360,000 = $ 7,560,000
